Day 123 of My Journey to $40,000 Per Month (June 16, 2026)

Today is Tuesday, June 16th, 2026, and it's officially Day 123 of my journey to $40,000 per month.

And honestly?

I feel like I'm starting to build some real momentum.

Today was another rank and rent day.

For those of you who have been following along, I've been spending a lot of my time lately building local lead generation websites. The basic idea is that I create websites that generate leads for local businesses, and then I rent those leads out or partner with businesses that want them.

It's a business model that's been around for a long time, but it's completely new to me.

And right now, I'm all-in on learning it.

June Income Update

As of today, the amount of money that has actually hit my bank account for June is:

$2,355.85

Not bad for being only halfway through the month.

Now, if I'm being completely transparent, most of that money is still coming from my call center job.

The online business side hasn't fully taken over yet.

But that's the goal.

Every website I build, every blog post I write, every email I send, and every skill I learn is all aimed at eventually replacing that income and creating something that gives me more freedom.

Will rank and rent be the thing that finally pushes me over the edge?

I don't know yet.

But I'm excited to find out.

My Email List Keeps Shrinking... And That's Okay

One thing I've noticed recently is that my email list continues to get smaller.

The list is currently sitting at:

2,954 leads

A few months ago that number probably would've bothered me.

But now?

Not really.

Because while the total number of subscribers is slowly declining, something much more important is happening...

My open rates have been improving.

Lately I've been consistently seeing open rates above 30%, which makes me incredibly happy.

I'd much rather have a smaller list full of people who actually open my emails than a giant list full of people who completely ignore them.

At the end of the day, engagement matters more than vanity metrics.

And as my focus shifts more toward rank and rent and less toward affiliate marketing and email marketing, I wouldn't be surprised if the list keeps gradually shrinking.

That's okay.

Businesses evolve.

People evolve.

Strategies evolve.

The important thing is moving toward something that works.

7 Websites Published

Now for the part I'm most excited about...

I officially have 7 rank and rent websites published.

That number feels pretty good.

When I first started looking into this business model, having 7 websites live felt like a huge amount of work.

Now I'm looking at it and thinking...

"Only 3 more to go."

My current goal is to get to 10 websites as quickly as possible.

One of the things the creator of the rank and rent program said that really stuck with me was this:

He's never seen someone build 10 websites and not make money.

Now obviously there are no guarantees in business.

But hearing that definitely gives me some confidence.

Because if there's one thing I can do, it's take action.

And right now I'm getting the reps in.

I'm building.

I'm learning.

I'm publishing.

I'm improving.

And honestly, I think there's a pretty good chance I can get those final 3 websites up before the day is over.

We'll see.

The Bigger Picture

One thing I've learned over the last couple of years is that success usually doesn't look very exciting while you're building it.

Most days don't involve some massive breakthrough.

Most days look exactly like today.

You sit down.

You do the work.

You make a little progress.

And then you do it again tomorrow.

That's not the glamorous part people post on social media.

But that's usually where the results come from.

Day after day.

Week after week.

Month after month.

And eventually all those small actions start stacking on top of each other.

That's what I'm hoping is happening right now.
