Journey to $40,000/Month – Day 117 (June 10, 2026)

Well, today was a pretty exciting day.

It's officially Day 117 of my journey to $40,000 per month, and I spent a big chunk of today working on something completely new for me: getting my very first Rank & Rent website ready to launch.

I also spent some time pre-writing emails that will be going out over the next couple of days, which means future Jack gets to be a little lazier while present-day Jack does all the work.

Not a bad trade.

Let's dive into today's update.


June Income Update

As of today, the amount of money that has actually hit my bank account for the month of June is:

$337.61

Honestly, I'm pretty happy with that considering we're still early in the month.

Tomorrow is payday from my call center job, so that number should get a nice little boost very soon.

One thing I've learned over the past couple of years is that progress doesn't always happen in giant leaps.

Sometimes it happens in small, boring-looking numbers that slowly stack on top of each other until one day you realize your life looks completely different than it did before.

I'm not at $40,000 per month yet.

But I'm definitely not where I was 2 years ago either.

And that's what matters.


My Email List Is Shrinking... But That's Not Necessarily Bad

My email list currently sits at:

3,025 leads

Yep.

The number keeps going down.

And honestly?

I'm okay with it.

For a while I was focused almost entirely on growing the list. Bigger list. More leads. More subscribers.

But lately I've been paying much closer attention to engagement.

And the interesting thing is that even though my total subscriber count is dropping, my open rates have actually been climbing.

I'm consistently seeing open rates above 30%, which makes me very happy.

I'd rather have 3,000 people who actually read my emails than 10,000 people who ignore them.

As I continue putting more energy into Rank & Rent and less into pure affiliate marketing, I wouldn't be surprised if the list continues to shrink a bit.

That's okay.

The goal isn't collecting subscribers like Pokémon cards.

The goal is building relationships with real people.


My First Rank & Rent Website Is Almost Live

This is probably the biggest thing I worked on today.

I've spent the last several days learning the Rank & Rent business model, and today I generated a large portion of the content that will eventually go on my first website.

Now I just need to put all the pieces together and publish it.

My first site is going to be in the tree service niche.

You know...

Tree removal.

Tree trimming.

Stump grinding.

All the stuff homeowners suddenly care about when a giant tree starts leaning toward their house.

The cool thing about this business model is that once the website starts ranking on Google, it can begin generating leads for local businesses.

From what I've been told, it generally takes about 2–3 months for a brand-new website to start gaining traction and potentially reach the first page of Google.

Once that happens, I'll be able to reach out to local tree service companies and see if they're interested in buying the leads.

At least that's the plan.

Will it work?

I honestly don't know yet.

But that's part of what makes this journey fun.

Every business model looks amazing in a YouTube video.

Eventually you have to stop watching videos and actually build the thing.

Today felt like one of those days.


Why I'm Not Putting All My Eggs In One Basket

One lesson I've learned over the years is that relying on a single source of traffic or income can be dangerous.

Algorithms change.

Platforms suspend accounts.

Businesses evolve.

Things happen.

That's one of the reasons I'm continuing to write this blog every day.

It's also why I'm continuing to build my email list and send broadcasts even while I'm working on Rank & Rent.

Today I pre-wrote 2 emails that will go out tomorrow and the day after.

One is a value email.

The other is a pitch email.

I'm constantly experimenting with different subject lines, different formats, and different ways of getting people to actually open and read what I send.

The challenge is making emails interesting enough that people want to click them without sounding like a late-night infomercial and accidentally landing in Promotions or Spam.

It's definitely a balancing act.

Thankfully, I have ChatGPT helping me brainstorm ideas.

Now we'll see how the emails perform.

Fingers crossed.


Final Thoughts

Overall, today felt productive.

No massive breakthroughs.

No crazy commission notifications.

No dramatic success story.

Just steady progress.

And honestly, most successful businesses are built exactly like that.

One page.

One email.

One blog post.

One website.

One day at a time.

Hopefully by the end of today my first Rank & Rent website will officially be live.

And if all goes well, the clock starts ticking on those Google rankings.

We'll see what happens.
